    Yup, but not worth a new thread. Was actually going to set up a free estate agency (for fun) a few years back which involved using a third party listing agent (doorsteps.co.uk) which I got a kickback from. I was going to use 4 specific solicitors who had the lowest rates in Scotland, who I also got a kickback from and the same with surveyors. I could make money selling your property for free and that is before I would charge say £75 -£100 for photos/floorplans and £10-£15 for viewings or block viewings (if they were required) but you could do these yourself.

    I didn't need to and would just eat up my time so I didn't bother but it could still be done. Could you imagine the estate agency market if I or someone else did it. You would clear up on the market apart from the pretentious numpties that want a specific (alleged) prestigious brand name selling their property :)

    IMO there's a lot of luck involved no matter who you go with.

     

    I am an ex director of an estate agency. PM the details of the property and I will sort you out. Basically you need the flat presented in its best possible condition and get the best photos you can using lighting and angles. Put together an attractive but honest description. List it on property portals at midday on a friday to try and get early weekend traffic to build up interest which can lead to either a quick sale or gathered interest. Your property views on portals drops by 40% after 3 days and another 20% after 7 days. There is a sound selling process which most estate agents don't adhere to. I have sold hundreds of properties throughout glasgow and paisley but mainly west end glasgow. I will give you an honest appraisal and see if I can get you a discounted home report if you don't already have one. 

    Presentation, productive marketing, putting on the portals at the right time and negotiation based on information and interest and the only key elements to selling a property. If anyone else tells you anything different they are lying.

    All of this achieved despite unprecedented off field issues and a ridiculous fixture pile up in February. In September we were signing goalies on the morning of games and other such madness.
    It’s been far from perfect (is it ever?). But, What. A. Season. What. A. Manager.
    The doubters have certainly been proven wrong. Hard to believe there was a fairly sizeable ‘Goodwin out’ brigade among our support in September and October. Credit to Gordon Scott for not listening to them. Can’t wait to see how the rest of it pans out, gutted we won’t be there.

    Are you sure about that 3rd sentence.? I am sure I remember another scottish team popping Rangers out a cup quite recently.

    Jim said he hadn't done enough to offer him a new deal,  taking the injury into account. If he is able to contribute over the next few games and there are no offers from elsewhere (which might possibly be the case) then could still be an option for signing for another year i reckon. As for affording him, if no one else is willing to pay him higher money then I am sure he will be happy to give another season a pop to try and re-establish his potential/worth.

  7. Tactics, set up and substitutions. 

    The glaringly obvious has been about all season.

    1) We can't defend a lead by becoming more defensive.

    2) Our defence are decent at clearing balls and general defending but not so great when being put under pressure plays.

    3) JDH is a decent player but would be be better playing in straight 4 along with McGrath. We have decent players who can play football but setting them up to defensively is an issue. The diamond worked at the start but grew predictable.

    4) Our attack is poor without dennis and brophy and general hold up play isn't great.

    5) The gaffer needs to go all out to win to become a winner. The best form of defence is attack or at least trying to keep the ball as far away from our goal as possible.

    6) We don't score goals from high cross balls and don't think we have any player who is decent at heading a ball towards goal.

    7) Better the wingers swap sides occasionally to cut in and get shots off.

    I am not overly disappointed but more frustrated that Jim still hasn't learned our best way to play and to stick with it.

    Signed a professional contract back in june 2020 with us. Don't know the length of contract but imagine it would have been 2 years minimum.

    Slightly off topic (pubs that used to be churches) but the most appropriate pub name just now is the nobody inn.

    It's imperative that reserve football and lower age group football is brought back next season. Given the ongoing vaccine rollout, there is no real reason by August that it shouldn't be good to go again.

    Yep. Reckon it may be potentially easier for a midfielder to break through. Saying that if the forwards don't start banging in some goals then who knows. Some of the academy football is delightful to watch.
